Here's What Happened!

They had been wanting to upgrade their home, and were tired of waiting.  They decided they wanted to  take advantage of the current market despite interest rates being a little higher. They knew through conversations with their  REALTOR® , myself,  they would be able to avoid more competition with other buyers later when rates do come down.  


They talked with their lender first to find out if they could qualify to make a move. Once they got the go ahead from their lender, they started looking at homes to get a feel for what was out there.  


Once they started looking, they realized there were several homes that would fit what they were wanting to upgrade to. They got excited! They decided to move forward with their move. However, they needed to sell their current home first.


WE HAD TO ACT FAST.  Since they were contingent on the sale of their current home, we needed to get it ready to list for sale, and quickly.


PREPPING THE HOME FOR SALE - We worked on getting their current home ready to be listed.  Decluttering, purging, cleaning, paint touch ups, a few repairs, and then staging the home.   


PROFESSIONAL PHOTOS - I scheduled professional photos and video with my professional photographer. 


PRICING THE HOME- I used my MARKET EXPERTISE and YEARS OF EXPERIENCE researching comparable sales to establish the list price.  


ADVERTISING- I used my vast NETWORK and DATABASE to advertise the home to other agents, brokers, and potential buyers.   


MARKETING- I put together a strategic marketing plan to attract potential buyers and implemented it immediately.


SHOWING THE HOME - We had multiple showings through private tours, and open houses. 


MASTERFUL NEGOTIATION- By the 2nd weekend of being active on market, we received multiple offers above list price! I negotiated the best terms for the sellers, assuring they achieved their desired goals.


FAST AND EFFICIENT CLOSING - I worked in tandem with the title company, lender, and buyer's agent to ensure a seamless close.  We closed within 21 days of accepted offer, without any hiccups.
